Foundations: Reinforced concrete complies with "EHE" norms
Structure: Reinforced concrete floor slabs resistant to seismic movements according to "EHE" norms.
Façade: Ventilated cavity wall construction with white facing brickwork and colour stucco cladding. Thermally and acoustically insulated.
Roofing: Inverted roof system in all attic flats, with water point, electricity and television points.
Partitioning: Interior partitioning in plasterboard on galvanized framing according to the architect's designs.
Exterior doors and windows: Anodized aluminium, top quality 5Q10 compact system with injected aluminium blinds. In the kitchen terraces, aluminium with adjustable louvers and frames fixed to structure. All aluminium windows and doors fixed to aluminium sub-frames.
Interior doors and windows: Entrance door with oak veneer armoured with three point security lock and anti-theft hinges. Other interior and cupboard doors oak veneer finish.
Glass: First quality double glazing manufactured by "Climalit" or similar.
Floors: First quality ceramic tile pavement, with floors in interior common areas of white marble.
Wall tiling: Kitchen and bathroom walls in first class ceramic tiles with decorative fringe.
Interior piping for hot and cold water in copper or polybutylene, to service sanitary appliances and kitchen. Electric water heater with 75 or 100
liters capacity depending on the size of the apartment.
Sanitary appliances: Top quality appliances made by ROCA, model MERIDIAN white in main bathroom and VICTORIA PLUS white in second bathroom.
Bathroom fittings: Monocontrol made by ROCA series MONODIN.
Electricity: Electrical installation according to the low voltage electro thermal Norms, approved by the Real Decreto 842 of August 2002, for high electrification (basic + air-conditioning). Switches model SIMON 82 or NIESSEN series ARCO. General fire safety installations according to current legislation.
Lifts: Six person Otis, Pecres or similar, with selective memory and automatic doors, electronic positioning and painted doors. On common landings the doors are to be of stainless steel. Lifts go down to basement parking level.
Paintwork: Ceilings with anaglyptic finish in apartments and common areas, vertical surfaces in fine smooth paintwork in soft colours.
Kitchen: kitchen furniture units with granite worktop, monocontrol taps, sink and drainer, vitreous ceramic cooker, oven, extractor hood and refrigerator.
Preinstallation for washing machine and dishwasher.
Installation for telecommunications (TV. TF. TC.), according to R.D.401/2003 of 4th April, all according to law.
Television points according to type of apartment, according to law.
Telephone points according to type of apartment, according to law.
Light points in terrace with decorative fitting chosen by the technical directors.
Installation of air-conditioning with heat pump, with double split units in living room and main bedroom.
Optional furnishing of entire apartment according to the wishes of the client.
Gardening: Landscaped zones designed by the technical directors. These qualities may be modified without prior warning by the technical directors of the project.
